Making sense of buying a newly constructed home      

Are you considering buying a new home from a builder and are not represented by a real estate professional? If so, here are some important questions to ask the builder's representative at the sales office to avoid headache down the road:

1.  What are the incentives offered by the builder?
2.  What plumbing material does the builder use?
3.  Is the property/subdivision located in a special taxing district?
4.  What are the financing conditions offered?
5.  What is the builder's procedure for changing orders?
6.  What warranties does the builder offer?
7.  Ask for a soil test report of your lot!
8.  Does the builder test for radon and will they take care of mitigation?
9.  What is the procedure for final walk through and pre-closing inspection of the premises?
10. Is the incoming and outgoing electrical voltage sufficient for finishing the basement?
11. What type of insulation is being used?
12. Does the builder use plywood or wafer board for construction? (plywood is stronger)
13. Ask for Home Owner Association disclosures!
14. Are the homes offered by the builder E-Star rated?
15. Is the quality standard of your new home comparable to the quality standard of the model home?

There are many more questions to ask depending on the builder's reputation, location of the subdivision etc. Please be aware that the nice sales person in the builder's sales office represents the builder, not you.
